Buying or Selling a Home/Do we need a realtor?

Question
My family and I are currently living in a house here in Denver CO, that we plan on purchasing in Sept. or Oct. We already have selected a mortgage company. We are currently working on a few issues on my credit report so we can get a better rate. Do we need a realtor to help us with the purchasing transaction? We do plan to get the house inspected, but we aren't sure as where a realtor will fit in. THe Owner of this house does have a realtor helping him.

I know that I already answered this question but it is showing up as unanswered.  Perhaps it is floating around in cyberspace somewhere.  

My answer was that having someone acting in your best interests as a Buyer's agent is desirable but not absolutely necessary since the seller's agent will more than likely perform many of the tasks necessary to complete the transaction.  If you want to have an agent to advise you, negotiate on your behalf, and make sure that the deal goes your way, however, I strongly recommend a Buyers agent.
