Question
Hi - We are considering downsizing in the same N.C. city and I am considering obtaining a broker's license, definitely to act as my own buyer's agent, possibly in order to list my house but may find that too daunting.  Any thoughts on whether obtaining my license in order to benefit from the commissions would or would not be a good idea?  Thanks!

Obtaining a broker's license is not a small task these days.  If you have the time and energy to spend on this though, it will save you the commissions and would be worth it.  However, I must caution you that the work involved in buying and selling is quite a bit and can be emotionally draining. I personally have never sold my own residence because I feel that there is too much personal involvement to do a fair job.  Even selling for friends or relatives is tough!  However, there are many people out there doing the work themselves and having success with it.  You know yourself best and whether you can handle the stress of selling your own home.  If I were you I would weigh the costs to get a license, fees to pay after the license is obtained, and time involved against the cost of paying out commissions (that can be negotiated).

By the way...I am also in NC.  It is a terrific state in which to buy and sell real estate!
