Question
How can one go about getting a list of lis pendens & pre-closure properties?  I am interested in New York City.

Answer
Chances are very good that there are at least a company or two that specializes in keeping track of those properties that are in pre-foreclosure. Sign up and you are on your way. Otherwise, go to the recorder's office of each county to see where you would start to look up the list of pre-foreclosures yourself. I don't know if you really mean you want lis pendens. It means that there is a lawsuit that is pending on that particular property. In New York, that would also indicate the property is in foreclosure (default) therefore a lawsuit is pending. Just find a company that specializes in digging up the pre-foreclosures and you'll be all right. I do wish you well.
