Question
I live in a very expensive housing market and I think that the only way I'll ever be able to afford somthing is by purchasing a bank owned property.  Is there a way to get a list of pre-foreclosure, foreclosure and bank owned properties in my area without having to pay or subscribe to a service?

Answer
You bet there is. But you gotta work for it. Simply call every bank or lender around and ask for their foreclosure department to send you a list of properties they presently have for sale. Please remember their prices are not etched in cement. If you have good credit, they will be more flexible on their price. You can also ask your Realtor friend to look up on the MLS the bank-owned homes that are up for sale. You may as well have that Realtor friend help you buy it. Almost all foreclosed homes are listed with agents. I do wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
