Question
I gave my son and daughter my mothers home after she died. My daughter lives in the house and has paid my son for his half of the value of the house. What is the best way to get his name off the deed? She lives in Washington and he lives in South Carolina.

Answer
Simply have your son sign (and have notarized) a quit-claim deed to your daughter. You will need to make sure the legal description of the property is on the document besides the legal address. Make sure your daughter has the document recorded in the county recorder's office. Everything should be fine after that.
