Buying or Selling a Home/quit claim deed

Question
My boyfriend and i live at a house that was owned by his brotherr and his mother. His brother just died unexpectedly and now the property is going back into just his mothers name. His older brother is power of attorney for his mom, who is in a care center and if the property stays in her name, the state will take it.
His brother and mother would like to give the house to my boyfriend and me.
What would be the best way to get this accomplished legally and quickly?
Would it work to add both our names to the deed and then do a quitclaim deed from her signing it over to us?
We are in minnesota.
Thank you.

Answer
This is no time to worry about cost, if you want that house in your name. Go to a REAL ESTATE attorney and make sure the house is conveyed to you properly without digging up trouble with the state.

I do wish you well, Ann

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot.
