When selling a Mobile Home, What percentage is the agents cost and and how does the title search work?

If the mobile home is secured on a piece of property (meaning it is a permanent structure) then a real estate agent can list the home and charge a commission for the sale.  Commissions are variable.  Because each brokerage can set their own commissions and because anti-trust laws specifically state that we cannot discuss standard commission amounts other than our own, I suggest that you call several agents and ask them to tell you what they would charge and then do your own comparisons.  As for title search, usually an attorney will contact a title company to check the property and see what the history or chain of title was on the land and home.  Once the search is completed there is an evaluation done to show whether title has been transferred without any 'cloud' on the title--meaning that there is no questionable ownership of the property due to previous liens, claims or unpaid taxes, etc. If title has been transferred to the current owner and is a 'clean' title then the title can be insured and warranted that a clear title will be transferred to the new owner.
