Buying or Selling a Home/selecting realtor

Question
We are looking for our first home to buy. We have been looking without a realtor so far. We like a house and would like to proceed to make an offer. Seller's agent who showed us the house is offering to be our agent as well. I am not sure if it is a good idea to use same agent. Please advise what is the best approach in these circumstances

Answer
Dear Ani,

It is my opinion that you are always better off having your own agent represent you.  The most the best of agents can do when representing both sides is be fair to both.  When you have an agent representing you only their only fiduciary duty is to you.  They still have to behave honestly and ethically but they are not also looking after the sellers best interests.  I would suggest you select an agent that you feel comfortable with and work exclusively with that person in your house search.

Hope this helps and good luck
