Question
I inherited a rental house from my father.I just received deed.I have a buyer who made cash offer.My question is how do I sell.What needs to be done first?There are no leans on property.I am in Indiana.

Answer
Since you have no experience in real estate, you definitely need to bring your transaction to a local REAL ESTATE attorney to make sure your interests are protected. Also make sure the buyer pays for the attorney's costs as part of his closing costs (at least split the cost with you).

Before you accept that offer, you should get a "comparative market analysis" from two or three Realtors who are located in the area of the property. From that you should know whether you are selling the property for a price that is fair to your interests. Perhaps the attorney might steer you to knowledgeable RE agents who know.
