Buying or Selling a Home/Can I use another agent?

I have been searching for a house for about a month now and I signed an Exclusive Buyer Agency Agreement with an agent.  She wrote on the agreement that it was for 2 specific houses only but she also included a 6 month date range.  Am I bound to her for the entire 6 months or can I move on to another agent?

Hi Michelle;
You are bound to use that agent for the two specific homes only (and that is for the full 6 months.)  You can go ahead and sign agency with another agent for all other homes you want to see. There is usually an extension clause in the agreement that says if you buy any property that the agent showed you after the agreement expires and up to 60 days after the expiration of the agreement you still must pay a commission to the Buyer's agent who first showed the property to you. If you decide to buy one of the two homes the first agent showed you then she is your buyer's agent during the 6-month period.  Let's say, however, that after 6 months (and the specified amount of days in the contract after expiration) those homes are still on the market and you decide to buy one, you are free to use another agent.
