i listed my home on craiglist for $125,000 the buyer wants to give me $80,000 i want to call them back and say i'll take it......then what do i do....must I print out a contract and have them sign it...do i need title insurance....i want to sell "as is" buy already knows they must rehab it...please answer for me ......mike 1-609-843-0144 or freelaptopsandcomputers@yahoo.com

Dear Mike;
You need to go to a stationers and buy a legal contract form or go to an attorney and have him/her draw up a contract.  Using a closing attorney to do the closing will probably be necessary for the recording of documents and drawing up the deed and lien waiver.  You will not need to purchase any title insurance--the buyer needs to do this.
