Question
I was selling my property in BC on my own and 2 months into it decided to also list with a realty.
I have a 3 month listing with the realty.
One of my friends, who knew I was selling privately, sent her sister over to view the house.
The sister wishes to purchase the property.
I still have 6 weeks left with the 3 month realty contract.
The sister did not even know the house was listed with a realty.
Do I have to pay the realty their commission?

If I do, can we just wait until the last 6 weeks of the contract is up and then proceed with our sale?

Hi Dar,
Check the listing. There may be an 60-90 day hold over clause in it.
If so , you would have to wait until the listing expires and the hold over days?
Maybe you can make a deal with your Real Estate Agent and have him or her prepare the offer and only pay a total of 2.5% commission as this Buyer came through you? If you try to do a private deal now your Real Estate Agent is going to come after you for the commission !!
Send the Listing agreement to your Lawyer if you want to make sure?
