Dear Ms. MacKenzie,

My mom is starting to look for a condo in Toronto, Ontario.  We're confused as to what the requirements are for listing a room as a bedroom on MLS.ca.  Does a bedroom require both a window which opens directly to the outside and a closet?  Would a room which has french doors and a closet, but no window, that connects to a dining or living room with a window be considered a den, or a bedroom?

Also, a full bathroom must contain a toilet, sink and tub, not just a toilet, sink and shower? The former would be a bathroom, while the latter would be a half bath?

Hello Jennifer and thank you for your question. In my opinion the true definition of a bedroom is one that has a closet and a window directly to the outside. However, over the years I have seen properties listed as two bedrooms when there's only a closet in the room and no window. I've also seen it with a window and no closet, similar to the one you described as having french doors.

I would classify a 1/2 bath as a two piece bath with toilet and sink.  As long as there is somewhere to bathe then it would be classified as a full bath. Full baths can have either a shower, tub with shower or tub with separate shower. Depending on whether it's a single or double sink, we classify these as three, four or five piece bathrooms.
