Question
I see that buyers can walk away from a conditional offer at anytime...can sellers?  We had a conditional offer based on home inspection and financing which they sent the waivers last night.  We do not agree with having to put a new garage door on as they put in the waiver - do we have to accept?

Or can sellers walk away - even if the conditions have been met if we have not signed a firm offer yet?

The Home Inspection is done and the Buyer's would like you to replace the garage door?
You don't have to do a thing although many Seller's will usually reduce the price a little so the deal will go through and the Waiver will be signed by the Buyer's. It's up to you! talk to your Listing Agent. A Home Inspection is for the sole benefit of the Buyer. They will know the history on the property and what to expect down the road for repairs. It's not a tool to black mail the Seller ! If the Offer is good and you want to sell it, you may want to negotiate
a new garage door to do the deal. You can also tell the Buyer's to buy there own door.
