I am a US citizen and would like to purchase real estate in Canada.  I understand a non-resident can use a Canadian property for only 6 months at a  time.  Does that mean you must leave for one day? or how is this 6 month requirement implemented?  Is it difficult for a retired US citizen over 65 to establish residency? What is required?  Thank you,  John

Hi John,

I'm a mortgage broker, so I'm not really familiar with immigration policy here. However, I do understand about that 6 month period. If you stay beyond the 6-month period, I believe you're considered a resident of Canada under its domestic law.  However, I think you can extend your stay by extending your temporary resident visa. I think Canada is really supportive of people immigrating here. I don't know how difficult it is, but there are many many landed immigrants here.

Where in Canada are you planning to buy? For non residents, usually lender would go up to 65 LTV, but they do make exceptions, especially for US residents.
