Question
Hi,Emma,sorry to bother you again.I wrote to you awhile ago
about some lakeshore property that we own on Lake Superior.
Approximately 3600 feet of shoreline on the ontario side of Superior.
Well we decided to see what we could get for it,and to our surprise,it wasn't worth even keeping.
$20,000 dolars was all that was offered.They said it was landlocked,also theymentioned that the land was environmentally protected,which is nice but doesn't do much for our retirement.Can't even build on it.Can they do this? We never knew anything about it.
Lots of developement around the same area developers selling lots like crazy,but we are not even  allowed to buld on it.This sounds almost criminal to me.
Sure would appreciate a response,I would hate to take this to a lawyer.

It's no bother...I am here to help if I can.

It is disappointing to hear you are having such problems with your property. How many agents did you consult on the value of your lakefront land? I would ask at least three for an evaluation and maybe even take the extra step to have it appraised. This way you should have a concrete estimation on value at market.

I do not sell in Ontario so I am not able to advise you on that province's zoning, however I would suggest a trip to City Hall to get the formal plans and further information on your rezoning options might be in order. If you bought the property with the intent to rebuild/build, I'd also consult the agent you originally bought the land through; this should have been discussed at the time you made the original purchase. Perhaps they can help you get some more information specific to your situation.

If other lots are being built on by owners and developers, you might have a case for rezoning. Best to do some research and see if precedence has been set that can help you get the rezoning you need to build like everyone else and take advantage of the location.
