Question
I'm considering buying a motel as an investment when I retire. Is it necessary to have completed a motel management course if I plan on having a qualified person manage the motel for me?

Answer
Hello Chuck,
There is no simple answer to this question. As in any business, it's good to know everything about the business you anticipate running. Depending on the type of hotel you are considering, an Independent, or Franchised brand, more than likely you can hire someone who is experienced in managing a motel, however there is more to it than that.
Two options you may want to consider are; 1. Work in a motel or hotel so you can actually see how they run from the inside before you take such a large step or, 2. You can hire a management company to run it for you, depending on the size of motel or hotel you plan on purchasing. This way you will relieve some of the chance of failure before you leap in head first.
One advantage of a franchised brand is having the operating system already in place with an established brand, advertising and marketing assistance, property management system and reservations system in place.
