Chimney & Fireplaces/leaking cement cap

Question
i have a chimney that was built in 2002, the cement cap is very thin, i have been told that the top cap gets saturated with rains and leaks inside the chimney causing a white substance to form on the cultured stone. There is a small cricket on the roof with metal roof no sign of it leaking.

That white powdery substance is called efflorescence. The crown wash I believe you are referring to is quite often made of the mortar used to lay the bricks. This mortar will deteriorate and allow water entry at that location. I would recommend a product known as Home Saver, crown coat. This product will last for many years, warranted for 15. You should contact a local chimney sweep, (www.csia.org) and ask if they apply this product. Good luck.
