Question
I've just had my masonry chimney in LA inspected with the recoomendation to tear down and replace.  It is a one story chimney on the exterior wall damaged in the NOrthridge quake with pre portland cement mortar joints.  The chimney appears to be brick covered with stucco.   I want to replace with a manufactured or Isokern firebox and stainless flue which brings me to two questions:   What are the cost expectations vs a masonry rebuild in general and secondly, can I cut out the firebox from the outside of the house and use the existing chimney as a chase or is it more cost effective to tear it all down and do a frame up install and then re-stucco?

It will very likely be just as cheap to tear the chimney down and do a frame-up install.

I can't quote prices in this forum, because I have no idea what the contractors in your area charge.
