Question
I have a chimney that is leaking water through the cleanout.  The chimney starts underground and runs up the exterior wall of the house.  The volume of water along with some sediment coming through leads me to believe that there may be a cave in of the chimney underground.  We've had a lot of rain recently so maybe the mortar joints are just weakened and the entire underground section is just saturated.  But the water comes out by the bucket in a heavy rain storm.  Advice?

Hello Tim, it sounds like this is ground water coming up and through the clean out, if so then you would need to install drainage (french drain below the height of the clean out) out side to channel the water way from the base of the chimney, or run a drain from the inside of the clean out to a sump pump.
