Question
On the outside of our chimney there are pieces of brick flaking off.  I should say that I believe it is brick.  It is the size and shape of brick.  The color is sort of a yellow/light orange color.  The flaking is noticable given that the chimney is painted white.  The house was built in the early 1940s and the chimney is original to the house.  Can brick wear out and start to flake like this?  What should be done about this?

Hi Toby,

The condition you're describing is "spalling", caused by water getting into the masonry followed by a freeze-thaw cycle which expands the trapped water and pops the faces of the bricks off.

The only cure is to find out where the water is penetrating the structure and stop that, then cut out the damaged bricks and replace.

After the repairs are completed and have had 28 days to cure, the structure can be repainted with a high-quality latex-based paint.
