i have a white chalky film in and around the hearth and also outside on the chimney, i ve cleaned several times but it returns
Hi Mike,
Most likely this is efflorescence, which is caused by water penetrating the masonry, then leaching the salts and minerals out trough the wall/surface. If you stop the water and the efflorescence will stop.
I would recommend you go to www.csia.org and find a local CSIA Certified Chimney Sweep in your area to take a diagnostic look to find out where the moisture is entering the system. He or she can recommend solutions from there.
Whatever you do, DON'T "Seal" the Chimney. Make sure all products used for water repellency or to fix the crown are vapor permeable. "Sealers" can make a chimney self-destruct because they trap the moisture inside and won't let it out.
