Classic Film/looking for two older movies

Question
1st. movie is an old classic black and white movie where a female witch is sitting on a tree branch conversing with two male ghosts in the back yard of a large house, sort of a comedy.  2nd. is a movie set in the 60's I think, about a family living in a house underwater as an experiment, I believe it's a romantic comedy.  Please help, been looking for these for years and if my mother hadn't passed she would've been able to help me.

I think I have the titles for both of the films you're asking about.

The first,...could possibly be the 1942 comedy, "I Married a Witch" with Veronica Lake and Frederic March,...where V.Lake is released from her "tree-prison" when lightning strikes it.

The second film, I believe is 1969's  "Hello Down There", starring Tony Randall, Janet Leigh and Roddy McDowall.
