please help how do i price this THE FRANKENSTEIN MONSTER vol.1no.18sept.1975 MARVEL COMICS GROUP

The current price guide lists the following prices for this comic:

$2 in Good condition
$6 in Fine condition
$22 in Near Mint condition

If you want me to guess what condition it might be in, you will have to send me details about what shape it is in.  Of course, the prices above are "retail" prices, but I don't think this is a high demand issue.
