Commercial Real Estate Investment/Tenant Estoppel

Question
Is there a specific way you need to get a tenant estoppel?  Can we simply post/mail the estoppel for the tenant to complete and send back to us?  It is a 42 Unit Apartment Complex so any advice on the best way to get them would be helpful.

Thanks!

Answer
It usually depends on what the notice requirements are in the tenant leases. Sometimes leases call for notices to be certified mail -- and if so, that's how you should distribute the estoppels. Otherwise, mailing and posting is probably sufficient. We also usually include a cover letter explaining what the form is, and why it is needed, which helps to remove apprehension from some tenants who may not understand the process.
