QUESTION: hi brian

right now i am just gathering information and then i am going to start putting it into action hopefully soon.  me and my fiance had this idea about two to three years ago about a gaming theme park.  we want to partner with universal studios, but i just wanted to know on the side how much land i would need and how much it would cost me, if they dont like the deal when we present it..  i am acutally talking to a few poeple that are helping me out with other financial things as well too.  please get back to me soon and thank you very much

I would love to answer your question but I do not understand what you are asking.  If you are asking how much land you need for your park I do not know what is in the park? what type of park is it? are there rides, safaris, games?  all these items will determine how much land you will need from that point you will be able to project what such land will be worth to your project.

If you would like to give me more details I will do my best to help although I have not developed any theme parks.

It is a very difficult question to answer.  Your first step will be to conceptualize the park. (This is how we brainstorm a project).
Start with a piece of trace paper,graph paper or white board.  in the bottom right corner of the paper write ideas of what is to be included in the park.  Start with the main attractions and list each, work your way down the list ie;food areas, gift shops, rest areas, restrooms, lakes or ponds, security, parking lots... you get the idea.  Now moving to the blank part of the page begin to draw blobs (circles or ovals) as to how these area will relate to each other.  It's ok to overlap the blobs.  this will begin to formulate the feel, flow of the park.  Don't be afraid to make mistakes just use another sheet of trace.  Work down you list of what needs to be included from the bottom right of your page keep working this plan until you feel comfortable with it.  It may take a while (put it away and look at it a couple of days later you may find items you missed or items you want to add.

By doing this exercise you will begin to realize the size in which the park needs to be.  The determining factor will be what the town or city zoning will allow.  Once you have formulated this plan you can then begin to interview architects with this conceptual design in hand.
