Commercial Real Estate Investment - Finding commercial short sales

Expert: Brian Bocchieri - 10/16/2009

Question
Brian,
What are some ways to locate commercial short sales? I have an investor with a large pool that is looking to buy properties. I would like to find them to supply to him.

Thanks,  Mark

Answer
Helllo Mark;

At this time there is a massive shoe about to be dropped in the commercial market not to many are talking about.  Whithin the year or less there are $100's of billions of dollars of commercial paper comming due.  The problem is many of these properties are now not worth the balance owed just like in the residential market.  This of course places your client in an outstanding position banks are looking for buyers with money to help bale them out.  Banks have turned down many of these property owners as they have tried to refinance, unless the client can brings a sizeable amount of cash to the table.

Now I think you can guess my answer go to the commercial banks, local banks for the smaller deals.  Your best bet will be to show proof of funds to the bank you are trying to work with.  Get in and and build a relationship with the commercial loan department.   Once they know you are a client with cash in hand they will be more than willing to open up to you.  They need your help/money.  I hope this has helped keep me posted on your progress.

Wishing you all the best

Brian Bocchieri
