Question
I have a buyer that is interested in purchasing a commercial building.  He is looking for a discount so he is onli interested in properties that are foreclosed or in default.  He wants a strip mall or property where the space is already occupied with a business or businesses.  How do I go go about finding a property like this?  I am a real estate investor and new to this business.  Please advise

Answer
My suggestion is that you contact a local SIOR or CCIM member broker. There is a lot of competition for the same product that you are seeking. Lenders typically will be assigning REO agencies to qualified Realtors, and, SIOR's and CCIM's should be getting their share.
