Question
where do i begin. 1st time out. novice wannabees. WHERE do i find "below market value" apart bldgs? HOW do i find "creative financing"? we No experience, good credit, BUT VERY little money. we are looking for the benefits of the Positive Cash Flow. i try to read ALL the books. but sometimes we just need to ASK questions. we are in long island, NY. any advice?

Darlene,
I am sorry that I took so long to respond but I wanted to carefully consider my response. First, you can not borrow money without money. Banks don't lend money because you need it. They lend money based on the principle they will get their money back and then some.
 The only way you could participate in real estate deals with no money and no experience is if you find a partner or partners with both of those. But the problem with that is you bring only desire to the table--it is not enough. Take some classes and get a real estate license--that is a good start as any. Good Luck, TC
