brian, we need a miracle. we are looking for 100% seller financing in ny. for an income producing prty. any suggestions, resources or websites.

You are truly looking for a miracle.  That market has dried up a while ago.  There are still possibilites if the property has a strong triple net tenant in place but other then that not very hopeful.
