Commercial Real Estate Investment/Commission commercial leasing


I am a Massachusetts Commercial Broker entering into a lease agreement that is NNN on a 5yr with two 5 yr options plus an option to buy by the lessee. !st 5 years based on $ 100,000.00 per with a 4% increase for the next 5 & 5. What would be the commission breakdown on something like this?


The commission breakdown is going to be relative to both 1.) Other comparable "Lease with option to Buy" transactions in your local market area and  2.) How motivated the property owner is in making the deal you are offering.

If the lease terms are at the owners original asking rental and escalation terms with a highly credit rated tenant, you have a good chance of getting whatever a "full" market commission would be in your area for the initial five (5) year term.  If the rental terms are lean, you may have to negotiate for less.  You need to accurately determine what a fair market commission would be.

Commission on the 5 + 5 option terms and the sale will be subject obviously to the exercise of each option and will be much more negotiable between the parties.
