QUESTION: I'm looking for the most efficient way to look for land, in either California or Washington State, to build a house on. I know (in theory) what a deed is, as well as a survey and a title commitment. I know a combination of all three of these will tell me where a property is, what it is, who owns it, and what I can and cannot do with it. I also know I need all three before I can even consider making an offer.

My question is: Once I put an ad in the paper, craigslist, etc, and start getting calls from people who want to sell their land, what do I do next to get all three of these things for that property?

Do I ask the owner to go in his closet and get his title commitment that was written up 30 years ago? Is it still valid? If not, how do I get a new one? Do I ask him for a survey? Does it need to be brand new to be useful? If so, is it reasonable to ask him to pay for one? What type of survey do I need? Etc, etc. What is the most efficient way to put all of this information together to assess the lot?

I have an architectural software program that I will use to draw up plans. I can put survey information in it and tell it to draw the lot and elevations points on it. I'll be looking for land that fits what I will draw.

GO TO GOOGLE   LOOK UP REALTOR.COM for starters.Remember location -location is primary in investing in land or real estate.

Search for location as to where you want to go. Check out the city or town  as to schools ,jobs and your interest.

I did read the whole question and I answered as best as I can. It appears that you are a novice in the real estate world. If you want to get answers to seeking property start at the source , the realtors in your area. Look in your local '' land for sale'' ads.

If you decide to purchase a property, your questions are valid and can be answered by the realtor or seller
