Question
My house is 32 years old. We are refinishing the garage, 470 sq. ft. The concrete floor is cracked, pocked, and has some old paint on 10-15% of the surface. I have had quotes for refinishing with epoxy or with a new 3 in. layer of polymer concrete. The polymer solution is half the price and the contractor claims it will be better. What are the pros and cons of each? I want a tough glossy long-lasting solution. What should I schoose?

We suggest that you visit the website of The Concrete Institute.  They test and evaluate all types of concrete and answer consumer questions.  We are a floor covering inspection service.  We are called upon to inspect carpet, vinyl, linoleum, ceramic, and wood floors.  If they are installed over concrete, we are able to test the concrete for moisture and other contaminants.  Your question needs the expertise of The Concrete Institute.  Do remember that the concrete may be failing because of the absorption of oil and grease drippings, and may cause the paint to flake off.  Therefore, anything you put on top of failing concrete, may release from the failing concrete.  Do contact The Concrete Institute, and, if they can't help you, please get back to me.
