Value . . .
It's unwise to pay too much, but it's unwise to pay too little. When you pay too much you lose a little money, that is all. When you pay too little, you sometimes lose everything, because the thing you bought was incapable of doing the thing you bought it to do.
The common law of business balance prohibits paying a little and getting a lot. It can't be done. If you deal with the lowest bidder, it's well to add something for the risk you run.
And if you do that, you will have enough to pay for something better.

Construction Law - BLANKET MORTGAGES : SECURING CLAUSES AND INDIVIDUAL RELEASES OF PAID UP LOANS/PLOTS

Expert: Peter M. Elliott - 6/14/2005

Question
Dear PETER,

I URGENTLY require to obtain a Sample or Precedent of a Deed of BLANKET MORTGAGE. The preferred Sample/Precedent should contain comprehensive provisions for securing individual plots of land under a Blanket Mortgage and for a "partial release" clause so that individual parcels can be released from the blanket mortgage as they are sold.

The Block of land I am dealing with was originally a single chunk of land but has now been sub-divided into numerous plots of land.

Please advise where I can source such a Sample or Precedent of a Deed of BLANKET MORTGAGE.

Regards

ROBERT SSAWA

Answer
Hi Robert,

I assume that you are not going to write the mortgage yourself and that you will employ a professional for such an important document.

There are lots of lenders with web sites who provide blanket mortgages.  I suggest you do a web search using the keywords 'blanket mortgage' and 'template'.  You should be able to find a provider close to your location.  I suggest that you contact two or three and then study their standard documentation to find one which suits your particular situation.

No apologies for the cop out as this is well outside my field of experience. This is a specialist field and thus best left to those with experience.
