This is a film in theaters in the late 80's - early 90's. I believe it took place in a new england type setting during the off season in either a warehouse or old school. There is a crew there to renovate or clean up. They find hidden passages to a lair. The rats run from it. In the end the creature is a giant albino looking batlike creature. I seem to remember it having "the mangler" type of appearance.

Did I daydream this or was this a real movie?

Very close with the "Mangler" reference.... Both "Mangler" and the film you are looking for, "Graveyard Shift," were originally written as short stories by Stephen King... If you've never read the stories, you should... both are creepy anough to make you look behind you while you read...
