Divorce Issues - taking name off mortgage

Question
My friend has been divorced now for almost 3 months and still lives with his ex wife. He's more than ready to move out and let her keep the house. The problem is, he wants his name completely off so he isn't held liable for a house he no longer lives in. Her credit isn't good enough for her to buy him out and there seems like there isn't anything left for him to do!  What options does he have?

Hello Ashley,
He needs to sign a 'Quick Claim deed', meaning she keeps the house his name is taken off the mortgage and she is now solely responsible. She needs to find someone to co-buy the home with her,someone that has good credit. or else sell the home.
