Question QUESTION: The mortgage company is calling me wanting my payment. I always have it mailed by the 2nd of the month. They state it is late if not received by the 1st. Plse advise specifically who I can complain to in the local government regarding the phone calls and letters. They even sent a letter and I checked my bank and they had cashed the check. Please help!
ANSWER: Hello,
The first thing you need to do is write a letter to the bank asking them not to call you unless your loan is past (date that you incur a late charge) the late date specified in your loan paperwork. Tell them you are going to lodge a complaint with the Department of Finance in your State if they don't stop harassing you. If that doesn't work, notify your Attorney General's Office and lodge a complaint of harassment with them.

QUESTION: I have a home loan with Countrywide and pay PMI of $218.00 per month. I was advised by letters from them the procedure for deleting this requirement. The letter stated that I would have to have an appraisal to see I met the loan to value ratio OR pay the PMI for two years. Now that I am at the two year anniversary point they are not wanting to delete the PMI and have stated they will only consider deleting this if I have an appraisal done. They also stated that they know I will not meet the LTV requirement. I am really disappointed and have met all of their requirements otherwise. Do I have any recourse? I have one of the letters they provided indicating the two year anniversary mark. I wrote a letter and have not heard from them. Please let me know what I can do--if anything? Can I also file a complaint regarding their daily change in procedures?

Answer Hello again,
Sad to say, but Countrywide can do this in spite of a previous agreement your had with them. The premises behind this is; property values have gone down, so your home may no be what it was worth when you interred into this agreement 2 years ago.
I would suggest that you go a head and find an Appraiser that is approved with Countrywide to do another appraisal for you. Then have the Appraiser submit it to the bank in your behalf.
