Question
My husband and I own a house that is for sale in one state and have moved to another and are renting. my sister might be willing to help us get into another house while ours sells. would it be better for her to buy it and rent to us and sell to us next year, buy and put me on the deed so i can refinance it from her next year, or just co sign for us? if she co-signs do they base approval on our income solely or hers also? if they use hers how does that affect her ability to use her credit? is she responsible for half on a credit report or all?

Hello,

Is the reason you aren't buying the house yourself due to the fact you have another home? If so, all you have to worry about is the debt to income issue and credit scores. If your income, mortgage payments and other credit obligation's are ok, you should be able to refinance the home yourself.

If you have and debt to income issue, then I would have your sister buy the home, put you on title and then "refinance" the house in your name when you can.
