Question
What is the best way to finance 100 to 150 acres farm or ranch land in Texas. Is it better with a house or without. What is the longest period to get financing? What is the best rates now and how much down payment is required.

Ronald, Obviously the answer is to finance it with our company! Visit:  www.landloanspecialists.com  No, in all seriousness this is our niche.  Farm, ranch, and recreational real estate loans are all that we do.  To answer your questions specifically the property having a home does not impact our rates or terms.  We can finance these types of properties up to 30 years.  However, it is my understanding that a lot of our competitors in TX are offering only products that have a balloon option at 5 or 10 years.  Our loan products do not balloon.  Short term interest rates have continued to decline and today we have a rate as low as 3.95%!  In my entire career I never thought I would be able to tell a client I could loan them money under 4%.  Typical down payment requirements are usually around 25% depending upon your overall financial position.
