Flooring and Carpeting - Concrete breezeway patched and ugly

Expert: Harvey Chichester - 6/26/2009

Question
What is the best thing to do with our 22 year old concrete breezeway floor.  The breezeway is open on two sides only but still sometimes gets some water blown onto it when it rains.  It had a flaking area where the top smoother surface came off (due to water accumulating in a puddle in one area) and a rougher surface revealed under it.  We had that area patched but now it is flaking again plus the patch color didn't match the existing floor.  Someone said to patch it again, paint it and then seal it.  Would this work?  If you suggest epoxy what sort of contractor would do this - what do I look under - Masons?

Answer
Tracy,

Your best bet is to coat the area with a two part epoxy seal in the color of your choice.  You will need to prep the floor well to avoid flaking again.  If you go to www.concrete-floor-coatings.com you can get a free cost analysis.

Best of luck

Harvey Chichester
