Question my husband and I were in foreclosure on our mortgage and in july were granted a loan modification which we still could not commit too. however it halted all proceedings temporarily. we have not heard form the mortgage company since we turned down their offer and have since started looking to move and were going to tell them once we were gone. we have slowly been moving stuff out of the house but still have quite a bit left and are going back every couple of days. we still have utilities running to the house as well as a pet turtle still inside. like i said, we have not received any letters or phone calls at all recently from them or any other company. today i went to move more things and was locked out! is this legal? with no notice? the property was not adandoned or even technically vacant since there was a living thing still inside! we live in PA. I have thought to call the sheriff, the number on the door of the house is just a recording and nobody calls back. The loan is in my husbands name so they will not even talk to me, however my husband is away and the property in the house is mine anyway. i told them i do not want info they cannot give me, only my stuff. they hung up on me. please help me! i look in the window and see a giant photo on my wall of my babies and want to cry. their winter coats are still in there too!

When going through a foreclosure staying in constant contact with the lender is important. The first half of this year has seen many changes, new opportunities have been opened, allowing home owners to remain in their homes.
As a foreclosure progresses the lender may be required to give notice before proceeding to the next step. I wish I had a list of these steps to send you. But the new technology has a downside. During this time period you have a chance to sell the home, catch up with your payments or work out a new payment plan. This redemption period is usually granted by a judge, the first in a series of hearings. You should have received notice of the court hearing. In Wisconsin the sheriff posts a notice on the door with a date the property must be vacated by. After that, the lender hires a contractor to go in and clean out the property. I know it is almost impossible to gain access to the property once the lender takes control. But you can try by letting them know you want to clean out some things. You can ask them when the property is scheduled to be cleaned out. I am sure they keep a schedule of some sort.
