Question
I bought a house back in 2004 without a home inspection. Within the last 3 years, the house has been slipping. I had an estimate done in 2008 for the foundation to be fixed. They quoted $25,000 at least. This is only about a 1200 or 1300 ft square foot home. I am concerned for the safety of myself and my son. I owe about $50,000 on it. I have 2 lots and this is in a nice gated community around a lake. They drained the lake years ago and alot of the houses slipped. I don't know if I should check in the HUD Section 203(K) loan or just walk away from this mess. HELP!

Answer
Thank you for the question.  You don't need a real estate agent (which I am) you need an attorney.  There is a section in ALLEXPERTS for Real Estate Attorneys.  I should shoot off a few questions to them myself.

Contact one of them to get started.  My guess is, you may have a case.  If draining the lake caused the problem, there may be insurance.  Or your insurance may cover the cost of repair if you can prove it was a man made problem.  You should check your policy.  Take pictures and keep the dates in a log.

The cost seem in line.  Here is Milwaukee the repairs cost about $125 to $200 a foot.  If you have a 30 foot wall the repair could cost  from $3759 to $6000.

I hope this helps.
