can a sale be rescinded in california

I am not sure how to answer this question.  I am a licensed real estate agent in the State of Wisconsin.

There may be many ways to void a contract once an offer has been accepted.  This would depend on the contingencies involved.  

If there are any disagreements stemming from the binding contract, the offer to purchase, real estate agents can only refer the parties to an attorney.

The easiest way may be to talk to the agent representing you.  If they are representing you.  If you had the listing agent write the offer for you, talk to the listing agent if you think you have a situation that may be easily solved.  Most sellers will not want to sue. It takes time and money.  There may be little chance of collecting anything.  It may be easier for them to discharge a cancellation, mutual release and look for another buyer.
