Education/Credentials Associates degree...and the school of hard knocks! Formerly certified by A.B.Chance company from 1993-2005. I have a construction and home improvement background for almost 35 years. I bought, restored and resold distressed property. I worked with 4 different foundation repair companies and am familiar with most methods. I also worked for a waterproofing company for several years. I teach ongoing education classes for home inspectors, adult education and Realtors in foundation fault identification and repair.

We live in Brenham, Texas and built a house in 2002 on sandy
clay. We have beams and extra steel in the concrete slap,
however in the last couple of years, cracks have shown up in
the sheetrock in the corners of the doors, and two in two
windows. This year has been extra dry with no rain and now
we have two doors to the bathroom, that will not shut and
one that has dropped. I have been watering around the
house, my husband seems to think that the house has just
settled and the foundation is not cracked. I have walked
around the house and see no cracks. What do you think?
Answer Gwen,
I suspect that your foundation has been built so strong that it didn't crack as the ground dried out...so the entire structure has settled in one piece. It will take the efforts of a structural engineer
to determine exactly what has transpired. Expect to pay several hundred dollars for his services.
