Question
I am a (12+ years) home inspector in Florida trying to be accurate. I see rubber grommets missing on approx 1/2 residential air handlers I look at & usually call for their installation as a minor improvement needed. The unit in question is a 2003 trane 3 ton heat pump w/ handler in garage w/no grommets. Smaller reftigerant line pressing against edge of knock-out. Unit cooling would not respond with ambient of 72`F so called for service & grommets. HVAC tech making me look like an %&^!! to Realtor. Who is the chump. Thanks, Doug

Answer
The HVAC tech. The grommets are there to prevent the vibrating refrigerant lines from eventually rubbing a hole in the line and creating a leak. A good tech will ensure these are in place. This is one of the small things that separate a good tech from a field worker. Thanks J
