I've been a building contractor since 1977. Prior to that time I was the building official for Frederick County Virginia. I'm currently licensed in six states including: Oregon, Arizona, California, Hawaii, New Jersey and Florida. My primary business is solving and correcting water infiltration problems in residential structures.

Bachelor of Science from the University of Maryland, 1972. I am an accredited instructor for the Installation Masters Institute. I regularly teach window and door installers how to be Certified Master Installers of windows and doors. Question
Hi Bill,

I too have been struggling with water leaking through a couple inswing exterior doors.  I am in N Calif.  It appears to be somwhow either coming in from the shoe itself or from the corners where the sho (or sweeper) meets the threshold.  I have taken the the doors apart and cleaned and examined the shoes and they seems fine.
I read in another response that you recommended the Pemk 345.  I seem to have something comprable to the Pemko 216 or 220.  Would you say the 345 is better?  Can you get replacement vinyl for the sweeks?  Any hints to further troubleshoot?  How best to tackle the corners?  Very much appreciate your help.

Hi Keith,

I've not had much luck finding replacement vinyl inserts unless you're sure, in advance, which door bottom you're trying to service. I usually just end up installing a new door bottom. Depending on the type of weatherstripping your doors use I would suggest one of two available types of "mouse pads" to help perfect the seal at the bottom corners of your doors. If you'll send your address to bill@constructorservicesinc.com along with a description of your weather stripping, a digital picture would be better, I'll send you out some mouse pads. I've got plenty in my shop.

One other area that often gets neglected on doors that have adjustable thresholds is that after the door is installed and the threshold is adjusted it's important to seal the end of the threshold to the side jamb with a good paintable sealant.
