Home Improvement--General - Bathroom remodel

Expert: Len Kroll - 6/19/2009

Question
We are planning on remodeling our 55yrs. old bathroom in our cape cod style home. The room is about  6 x 6' (including tub and closet)so we only get about 4 x 6'. The full bathroom is on the main floor next to master bedroom and guest/home office room. As in any cape the rooms aren't large so we don't have much to play with. We were thinking of moving the wall in adjacent guest room by a foot. By doing this, can we gain/profit from this #think about selling down the line# or would this be a real estate mistake?
How much can this cost?
Thank you for your time.

Answer
Ivette,

First, I am not a real estate expert so I can't offer any useful opinion about remodel values.

Second, the cost of the wall move is dependent on many variables that I don't have access to.  In general, this can be a low cost modification.  If all you are doing is moving a wall the cost would entail demolition of the existing wall and removal of the debris.  Then the costs of framing material, wall covering, painting, tile, etc. are not high cost items.  If you are doing the work yourself total costs would be low.  A competent handyman would do this type of work for a moderate charge.

If the modification involves moving plumbing fixtures the costs would climb.  If it involves a window costs would again rise.  If it affects a doorway more costs are involved.  It's impossible to do an estimate without knowing all of these issues.  Good luck.
