Insurance Law - Homeowner insurance claim

Expert: Bennie 719 - 8/1/2009

Question
I moved into a home in Md in August 2008. There was a hail storm in my neighborhood in May 2008, that damaged many roofs in the area. My roof also sustained damages. Will my homeowner insurance (Travelers) cover damages that occured before I moved in?

Answer
Hi Simone,
No, a policy will not cover a loss that happened before the effective date of the policy.

Unless you purchased the property in an "as is" condition, many states require that the seller inform the buyer in writing of any existing damage.  Check with your realtor to learn the law for your state.

I hope this helps.
