Question QUESTION: my parents bought a condo in Mexico city. thy have their belongings there and they never finished the deed. documentation of them buy and giving money to the previous owner is available. I don't know how far they got with processing of the deed. I'm a US citizen and they live with me in the US,
Now that I am of age and my parents are older and can't really do to much traveling travel we went to the mexican consulate in los angeles to start a will/ poa. they suggested a poa. since they want to leave me all their belongings and the condo. as well as finalizing, and probably re initiating the deed and all legal documents required to have the deed under my name and handle all their matters.
narrowing down to be the owner in every extent of the way, sell, sign and live there an negotiate.
what POA do I need and what legal terms do they need to mention in the area: " parka que sera utlizado este poder notarial"
they weren't very helpful in guiding us. and we don't want to get screwed as a family again because we don't understand the terminology.

You need 'plenos poderes' ('full powers') for get all faculty on properties. Paper must be 'plenos poderes' and you don't need any more for sale, negotiate, etc.

QUESTION: so I would have any problems being a US citizen. "plenos poderes" is for everything he owns and has, not just pertaining to the property, correct?

No. If the POA is valid, no problem.
And yes, you are right, for everything. But if you need only for the property, is possible to put that in the POA. Is optional.
