My mother wants to transfer her house in San Carlos, Mexico to me while she is alive.
Would would we have to do to put her house in my name or in our name,

Hi,

Is your mother Mexican and are you Mexican?  Is the house held in a trust or do you have a regular title?  Who lives in the home?  You could, subject to paying costs and potentially certain restrictions depending on your nationality transfer the property with her signing it over to you.  She could also do a will which would delay the costs or donate the property to you.  

With a little more info I can be more specific about your options.
